DESCRIPTION

This investment brings character to a part of Warsaw that was destroyed during World War II and never fully restored. A composition of glossy, transparent glass surfaces draws pedestrians into publicly accessible ground floors and storefronts, giving the building an urban feel.

Glass is the dominant material used in the design. The fully glazed façades of Varso 1 and Varso 2 contrast with the stone-clad façade of the podium. Natural light floods the interior, enhancing the quality of the space while positively impacting the health and comfort of its users.

Sustainable development is an integral part of the architectural vision. Green rooftop terraces, innovative solutions for cyclists, and the maximized use of natural light contribute to the buildings’ overall energy efficiency and user-friendly design. As a result, the project has achieved the highest possible BREEAM rating of "Outstanding" and WELL certification at the Gold level.

CHALLENGES

  • Ensuring a high level of light transmission while providing optimal sun protection.
  • Creating a cohesive and aesthetically pleasing integration of the building's functions (hotel and office)

SOLUTIONS

  • COOL-LITE® SKN 176 II solar control glass combines optimal daylight illumination with effective sun protection. Thanks to its low solar factor (g-value), it prevents overheating, reducing the need for energy-intensive air conditioning during summer months.
  • Façade aesthetics harmonize with the surrounding buildings and city infrastructure while ensuring a cohesive visual identity for both towers.
  • Acoustic and thermal insulation properties of the façade have been maintained, ensuring comfort in both hotel and office spaces while allowing the right amount of natural light to penetrate the interiors.
